Coastal homes need a seasonal plan. Use this checklist to reduce surprises, prevent damage, and keep your home guest-ready year-round.
Coastal homes don’t get a “slow season”
Salt air, humidity, storms, and high guest turnover add up.
A seasonal checklist keeps small issues from stacking into big ones.
Below is the simple, repeatable approach we use.
The checklist (by system)
HVAC + air quality
- Replace filters on schedule
- Confirm thermostat settings and lockout rules
- Check condensate drain line
Water + moisture control
- Check under sinks and around toilets
- Inspect grout/caulk in showers
- Look for early signs of leaks (staining, bubbling paint)
Exterior + salt air
- Check railings and fasteners
- Rinse salt buildup where appropriate
- Inspect door sweeps and window seals
Storm readiness
- Verify outdoor furniture plan
- Check gutters and drainage
- Confirm shutters/plywood plan (if applicable)
Pest prevention
- Seal small gaps
- Watch for ant trails and roach activity
- Schedule preventative service
Pool / hot tub (if applicable)
- Confirm service schedule
- Check cover and safety equipment
The checklist (by season)
Spring
- HVAC tune-up and drain line check
- Exterior walkthrough after winter weather
Summer
- Peak-occupancy readiness (locks, restock, pest watch)
- Mid-season exterior check
Fall
- Drainage and gutters before heavier rain
- Replace weatherstripping as needed
Winter
- Freeze plan (even on the coast)
- Pipe and shutoff documentation updated
What owners can do today (30 minutes)
- Photograph and label shutoffs
- Save paint colors and appliance models
- Add a small owner “spares kit” (filters, bulbs, batteries)
What to delegate
Delegate anything with:
- Water intrusion
- Electrical
- HVAC performance issues
- Safety concerns
