What Storm Prep Services Actually Include (and What They Don’t)

Storm prep is a repeatable set of steps done before, during, and immediately after a storm to reduce damage, speed up recovery, and give owners clear updates.

It is not just “board windows.” It is planning + documentation + execution when access and vendors get tight.

What storm prep services typically include

1) Pre-season readiness (before storm season)

  • Exterior walkthrough: roofline scan from ground, soffits, fascia, loose hardware, gates, fencing
  • Drainage checks: balcony/lanai drains, downspouts, gutters (where accessible)
  • HVAC + humidity plan: thermostat settings, dehumidifier settings, basic condensate/drain line check
  • Water shutoff plan: confirm shutoff location, labeling, access instructions
  • Owner preferences on file: what gets moved, what can be discarded, approval thresholds

2) Pre-storm actions (as a system approaches)

  • Secure exterior items: furniture, umbrellas, grills, cushions, loose décor
  • Close and lockdown: windows/doors, shutters if applicable, storm panels if applicable
  • Move-risk items: rugs off floors, valuables to higher shelves, electronics away from windows
  • Check known weak points: sliding doors, thresholds, lanai drains, garage entry points
  • Baseline documentation: photos and short video of exterior and key interior areas

3) Post-storm rapid checks (as soon as it is safe/legal to access)

  • Safety first: hazards, smell of gas, downed lines (from a distance), obvious structural issues
  • Water intrusion check: ceilings, windows, doors, baseboards, floors
  • Power + HVAC status: thermostat status, breakers, interior temperature and humidity
  • Immediate triage: shut off water if needed, place towels/buckets, start dehumidification when appropriate
  • Owner update: what happened, what we saw, what we did, what’s next

4) Ongoing coordination (the part most owners underestimate)

  • Photo documentation
  • Approval and spend control based on pre-set thresholds
  • Progress updates so you are not chasing contractors from out of state

What it does not include (so expectations are clear)

Storm prep is not the same as:

  • Full restoration (major rebuilds, full remediation projects)
  • Insurance adjusting (negotiating claims or serving as the policy representative)
  • Boarding up that damages your home (for example, hammering boards into framing, trim, siding, or walls)
  • Unlimited emergency repairs without approval (unless you pre-authorize it)

We can coordinate the right next step, but it helps to separate prep + triage from restoration + claims.

Why this matters on the Gulf Coast

  • Access gets restricted and vendors get overloaded fast.
  • Humidity damage can start quickly after power loss.
  • The difference between a small issue and a big bill is often speed + documentation.

What owners receive (deliverables)

  • A simple storm prep checklist tied to your home
  • Before photos (baseline)
  • Post-storm check report with photos and a clear summary
  • Recommended next steps

A simple way to choose the right level of coverage

  • If you visit often and have local help, you may only need pre-season readiness + post-storm check.
  • If you live out of state or travel is difficult, you want full storm prep + response + coordination.
